If you are thinking of selling, good real estate practice suggests you should list for what a comparable sold property recently sold for. Many listings that have been on the market for a while, if they need to be sold, need a list price decrease, or what the seller will accept in an offer. For example, in Santa Clara County, of the 1,273 single family homes for sale, 248 have had list price reductions. This Palo Alto house had a $2,900,000 reduction.
