In a buyers market sellers may be willing to negotiate repairs then in a sellers market. However, this can be very complicated. The Residential Purchase Agreement (RPA) allows a contingency period of 17 days, however this time period may be reduced by the seller or extended by the buyer. The inspection time should be early enough to allow time to negotiate. Knowing what the standard contract contingencies are in terms of time limits, what can be asked for and how are important. You wouldn’t want to risk losing the entire home purchase or being legally liable and losing your deposit, if this is done incorrectly. What are the active removal requirements, good faith, exercise of contingencies, and other deposit issues? Let me make it easier for you, I have been doing this for many years now. Also, email me for the one page “Quick Guide” to negotiating contingencies in the contract.
