Multi-Family properties like a triplex or fourplex can be of great value in investing and future value gains. A fully occupied property, especially one near a major freeway and business hold their value very well. The one pictured here in San Jose is close to the proposed Google campus. Here’s an idea: Why not live in one of them, which is a 3 bedroom 2 bath unit on 1,050 square feet and rent out the other 3units? Other factors to look for when purchasing these types of properties are a good Cap Rate, how well has it been maintained, how is the rental history and what future projects are being built around it. The list price for this one, and if sold for $1,599,000 will have a per unit price of $399,750. It’s well to consider since there is no house or condo (a studio unit?) you can purchase for this unit price in the SF Bay Area.
